From there, we'll look at available structural options and personalize it for your exact needs.

Design Studio Appointment

You'll work with the True Homes Design Studio team to select finishes, colors, and upgrades. Before that appointment, I'll provide you with a Design Prep Sheet — including budget guidance, inspiration ideas, and a resale-savvy checklist to help you stay focused and confident.

One immersive session with the True Homes Design Studio team selecting every finish detail.

How to Prepare:

Have a clear budget, Pinterest/inspiration board, and a must-have list.

Why It Matters:

Keeps your choices efficient and enjoyable while staying within budget.

Contract & Financing

Once you're ready to move forward, we'll finalize your contract and lock in your price and incentives. I typically set the client-expectation that a loan application should begin within the first 3 days from contract and that loan pre-approval is due by the lender within 10 business days from contract. I connect clients with True Homes Preferred Lenders — Wells Fargo, Truist, US Bank, or Movement Mortgage to ensure smooth communication and incentive eligibility.

What to Expect:

Contract signing, earnest money deposit, and lender coordination. Includes permitting, lot prep, and placement into True Homes' construction schedule.

How to Prepare:

Begin loan application within 3 days of contract.

Why It Matters:

Aligns incentives and keeps your build timeline secure.

Pre-Construction Meeting (New Home Review)

I refer to this as the New Home Review (NHR), which takes place once the framing package for your home arrives and construction begins to go vertical. You'll have a meet-and-greet with your personal builder (Project Manager) who will review your home specifications and design selections to ensure all expectations are perfectly aligned before the build progresses further.

Meet your Project Manager, review blueprints, confirm all selections and specifications.

How to Prepare:

Review your design selections and bring any final questions.

Why It Matters:

This is your last opportunity to verify everything before construction accelerates.

Construction Phase

Your personal builder and I will provide regular progress updates throughout construction, answer your questions, and clarify timelines. Together, we'll prepare you for each milestone — foundation, framing, drywall, and completion — so you always know what's happening and what's next.

Regular updates via True Connect Portal, text messages, and proactive check-ins. You'll see your home progress from foundation to framing to finishes.

How to Prepare:

Stay responsive to builder communications and plan site visits at key milestones.

Why It Matters:

Transparency and communication prevent surprises and keep you excited about your new home.

Walk-Through & Punch List

The builder will prepare you by reviewing expectations and helping you know what's normal versus what needs addressing. This ensures your home meets every standard before closing.

What to Expect:

Detailed walk-through of your completed home with your Project Manager to identify any final touch-ups.

How to Prepare:

Bring a notepad, camera, and list of questions. Review your design selections beforehand.

Why It Matters:

Ensures your home is move-in ready and meets True Homes' quality standards.

Closing & Move-In

I make sure you're smoothly handed off to closing, and that your dates align with the expectations we've set together. I'm there to answer any questions up to the closing day — or even while you're at the closing table — to ensure everything goes as planned. After move-in, I'll stay in touch to make sure you're comfortable, connected, and enjoying the Edgewater lifestyle.

What to Expect:

Final walk-through, closing paperwork, key handoff, and celebration!

Bring valid ID, proof of insurance, and wire confirmation.
